No, little Marie, it's not alright!

Just finished watching Rocky Balboa (7.4/10 imdb) and had to wipe a tear from my eye. I was trying to save it to watch with Bella – but she wasn’t interested.

I remember putting on Rocky I to get pysched for intense long runs along the Potomac when I was in high school. I was working towards my black belt in Tae Kwon Do. Christina Dias and I would do hundreds of sit-ups and jumping jacks and then run our hearts out – gasping, “WIMP” to each other if we started to slow down. I hear she’s a lawyer in NYC now – I bet she’s still bulldog tenacious.

I have to say that when the preview for Rocky Balboa came on in the theater – I gagged on my Coke, I was laughing that incredulously.  But, really, it wasn’t that bad. In fact, I give it a B for solid nostalgic entertainment.

Wedding Dress Shopping

I was considering wearing the pale green dress I wore to my sister’s wedding for my own wedding, but I was also open to the idea of getting a new dress. Obviously, I am talking about a new party dress – not a real wedding gown, which I know easily runs into the thousands. I figure I can get a dress I like and can wear again for around $200.

The things I have to keep in mind, though, are that: one, my wedding is very informal (outdoors in Joshua Tree National Park); two, it will very, very hot in June; and three, I have two events I can shop for (wedding ceremony and reception are on different nights).

My mom was horrified to hear that I was planning on wearing an old dress for my wedding. After lots of Korean disgust sounds (sounds like guttural hissing) my mom insisted on paying for a new dress. Fine, I can live with that.

So,  last night while Bella and Dawkins traipsed around the Shops at Mission Viejo, I tried on several dozen dresses at Nordstrom’s, which is where I found the last dress I bought. Here are a few that I liked. Some I think would work to wear for both nights. I did try on a number of white dresses, but none of them made the final cut. I put the first two dresses on hold – but I think I will look around a little longer. (Besides, I enjoy trying on dresses!)

House Shopping In Orange County

Boy, I am really feeling like an adult these days: first I turn in my master’s thesis; then I buy a new car (well, help Chad buy a new car); and also get driven around, and wined and dined by a real estate agent. All in the last few days – whew. feeling tired too.

I have spent three full days seeing houses, seeing about a dozen houses and condos each day. Looks like Chad, his brother, and I are going for a 3-bed, 2-bath house in Mission Viejo for around $600,000. That works out to a mortgage of $3,300 (or $3900 if you include taxes and insurance – which are paid bi-annually, but wisely accounted for monthly) You can see some of the places we have seen here, (but this link will expire July 23, 2007).

If it doesn’t work out with Chad’s bro, then Chad and I will more likely go for a condo around $521,000. That would work out to a monthly mortgage of $2,800 (3,300 with tax and insurance). With a condo there are also monthly association fees which run from $150-$300. With those fees, the cost of a condo is really only a few hundred less than a house – but on the other hand, we don’t want to put ourselves into that typical American mode of living a style of life we can’t really afford. I can see that it is going to be hard to keep myself in check.

[If we keep the house price under $521,000 and come up with 20% down (some through our own money and most through a second loan), it keeps our loan in the “Conforming Loan” category, which is the better interest rate for smaller loans. If we go over the Conforming Loan $417,000 range then we move into a slighter higher range with a Jumbo Loan.]

There are a lot of things to consider – like the school district, the neighborhood, the general feel of the house. The most difficult is the compromise between affordability and the knowledge of ownership. I walk into most condos and think, “Do I really want to own this??” It’s easier to fall in love with a house (like 23781 Via La Coruna! or 24361 Chrisanta Drive! both are in Mission Viejo, 92691 zip …), but more expensive. I do think that a house would hold its value better for eventual resale. I am keeping my fingers crossed for a house.

We have also been cruising the ‘net as well, not just double-checking value at zillow.com, but also checking last sales price, taxes, and Days on the Market (DOM) at redfin.com. And a general MLS listing for south Orange County by OCCoastal Group can be found here.

Luckily, we three all have excellent FICA scores, which means that we are eligible for the best loans available. Any score over 750 is considered an “A” rank. I though my score was good (797) until I heard what Chad’s and his brother’s scores were. Chad’s score of 848 was the highest our loan officer had EVER ENCOUNTERED in his office. The average American score is 675. If you are interested in finding out your own, you can do it for free through one of the credit reporting agencies, like Experian.

How to Get Rid of an Old Car

Now that Chad has a new car, it is time to get rid of the old one. Chad is donating his car through this site here. It is a site that hooks up the person getting rid of a car with an agency who wants a car. Oftentimes, they want the car badly enough that they will pick it up. Many of the organizations are non-profit as well.

Something to see in NYC

You can read the NYTimes article called, “Illusory Characters With Startling Stage Presence,” here. It’s about new technologies being used in a new stage production in lower Manhattan – I think it’s a little like what was going on with Hugh Jackman’s stage tricks in  The Prestige. Reminds me of Cardiff’s stuff too…

I’m done with the thesis, but my reserach brain  hasn’t turned off yet.

Nothing else promised or implied

Chad got a new car today: a new Toyota CE Corolla for $13, 783.51 out the door.

The manufacturer’s suggested retail price (MSRP) was $14,305, not including tax, licensing, and tire fees – so I say we made out like bandits.

The whole process of buying a new car for cheap was not without a few glitches and headaches, though. Chad’s old car, a used Toyota Civic hatchback was on its last legs, so we (I) had already been doing some informal research on cheap new cars. It takes some footwork, there are no fancy extras, and you don’t have much color choice – but if you can handle all that, you really can save thousands of dollars on a new car.

The best deal I had heard about was a brand new “fleet” car from the I-10 Toyota dealership near Palm Desert. My friend bought one there for under $13,000 last year, so that’s the first thing I tried.

A “fleet” car is apparently a stripped down model of a car sold to corporations in quantities enough to merit the title “fleet.” And it seems that just about every major car dealership has a fleet department, which may or may not be associated with the internet department.

Friday, Chad’s car developed an unhealthy cough and fever and slowly sputtered to its death in the Target parking lot. The death was anticipated, but it was still a pain in the butt, because it all happened in Laguna – and I was still in Joshua Tree and planning to head out that same evening.

I called down to the I-10 Toyota and got a quote for $13,647.00 for a new 5-speed manual Corolla with air conditioning and a CD player. Sounded great! So I quickly devised a plan where I would drive down, buy the car, switch all my stuff over, leave my own car in the lot and drive into Laguna like a hero in the new car that same evening. Seemed too good to be true… and it was. TWO hours later in the same car dealership – it turned out that the guy helping me was new and had misquoted the price of the car. Supposedly he was getting chewed out while his very un-sauve senior partner quoted me $14,100. I was getting irritated, but the price was still good and Chad was still willing to go for it – and besides he had already transferred all the money into my bank account.

After I accepted that offer, the sleazy managers tried to up the price again! What scumballs: it was all very good-cop-bad-cop. I pulled the plug on the whole deal and may I suggest NEVER BUY A CAR FROM THE I-10 TOYOTA DEALERSHIP. It was big, big waste of time.

I did like the guy (the new guy) I was working with, though. On the way out, he whispered to me that I might get a similar deal from the Cerritos or Longo Toyota dealerships – that they were huge dealerships in the LA/OC area and would have fleet departments.

The next morning Chad and I started the car hunting in earnest. Chad signed up online through toyota.com and costco.com. We also called a few fleet departments: Longo Toyota ($14,495.89) and Cerritos was about the same. San Juan Capistrano Toyota offered us $14,535 – but with life-time oil changes and tires. We made it clear to the sales people that we needed to buy a car by the end of the day, and I feel that it made a difference.

Online researching proved to be our best bet. I played a little phone tag with the Costco guy – but through internetautoguide.com we had an immediate email back from Ali (949.678.7629) of Power Toyota Irvine. We ultimately got our car through them. When I called to follow up on Ali’s email, Ryan (949.510.2211) offered us a red Corolla at $13,793.15 all told! That was only $150 more than the Palm Desert scam and substantially less than what the other dealerships were able to offer us. In the end it was Ken Banfill (951.515.6997 or banfillk@autonation.com) who helped us, but all three of those guys work together in the internet (not fleet) department there. The good news is that the check I wrote was not one penny more than the original quoted price of the car. And we even got a few hamburgers, sodas, and cookies out of the deal, as they were having a Tundra promotion this weekend.

So after signing a mountain of paperwork (including one that makes it clear that “Nothing else is promised or implied” and another form that was literally three-feet long…) we are the proud owners of a good-looking Toyota Corolla.

That new-car smell really is as intoxicating as they say.

Cheap airline tickets

Chris (from zeke’s gallery) pointed out an interesting website to me called farecast.com. If you put in your hometown airport and destination airport, it actually tells you whether you should buy tickets NOW or WAIT because it is likely that the prices will drop soon. It does this with graphs and symbols that are very similar to watching stock prices. I think this site is destined to become part of my ticket-buying protocol.

Btw, the weather is gorgeous in Laguna! Giselle is diggin’ the grass and all the smells that come with humidity.

Thesis hokey pokey

I have a confession to make. I didn’t really finish my thesis the other day. I did really print out a final copy, and I did really bring the whole thing to the printer.

but then I panicked. I got a call from my friend Ellen, saying she had a few thoughts about my conclusion. I suddenly felt there was absolutely no way I could print out my thesis without talking to Ellen first.

Consequently, I rushed back to the printer and had them stop printing. They had already printed all the copies, but luckily they hadn’t started the binding process. Then I went back home and worked through no less than three more drafts of the conclusion.

It has been painful and sleepless, but now I can honestly say that I AM DONE. I bring the new conclusion to the printer tomorrow morning. I have contacted all my thesis committee members. I have addressed all the manila envelopes.

And I would go to bed except for all the caffeine zinging through my shoulder blades.
